Custom Home Building Process

Let the spectacular panorama be your guide as you build your dream home within this highly exclusive community.

Each custom homesite was created from a thoughtful vision that recognizes the alchemy of preserving open space while providing privacy, security and views of unparalleled beauty, enabling you to create a home that complements this unique setting and your own personal aesthetic.

With the assistance of a professional design team, you can envision and establish the estate of your dreams.

Selecting your site

Begin with the view. What do you want to see from the kitchen? The great room? Your master suite? Magnificent lush canyons, sun-drenched meadows or maybe a glimpse of the sea. It’s your choice.

Your expansive custom homesite will encourage an architectural complement to the native landscape. It’s up to your imagination to interpret one of seven historically influenced styles – Spanish Colonial, Spanish Mission, Formal Mediterranean, Rural Mediterranean, Ranch Hacienda, French Country and English Tudor.

Design

Homes blend seamlessly with the landscape because, when you build here, you integrate natural materials with classic craftsmanship. The community’s comprehensive design guidelines have been developed to ensure enduring quality, integrity and beauty.

Design Review Process

The Design Review Process at Monterra® is established to provide you, your designer and your builder with the tools and information needed to fully achieve the established community goals. It is a multiple-step process that includes:

  1. Pre-Design Conference. Intended to introduce Monterra® design goals to you and your team, review the process for design and submittals and present the key issues you and your team will need to be aware of and address.
  2. Concept Design. You and your architect propose an architectural and site concept to your Committee Representative for Committee consideration. This step generally requires a minimum of two meetings: A Site Concept Design Meeting and a Building Massing Review.
  3. Preliminary Design Review. A two-part process consisting of architectural and conceptual landscape designs submitted for consideration.
  4. Final Design Review. After receiving the Committee's approval or conditional approval of the Preliminary Design, you may prepare your Final Design Submission.
